SO YOU’VE DECIDED TO SELL
For many people the experience of selling a home is a new one. You may have bought your home many years ago and now, because of a change in family circumstances or lifestyle you are looking to sell it. It may be only the first time that you have put your home on the market and, as a consequence, your knowledge about doing so may be limited. You may have heard great success stories from some friends and terrible experiences from others. For many people selling a home is a sensational experience and for a similar number it’s a terrifying experience.
Selecting the right real estate agent to market your property, negotiate the best price and complete the proper documentation will be your most important decision. On most occasions it will come down to personal choice. Above anything else you will need someone that you feel comfortable with. Whoever you choose, you will be asked to sign an exclusive agency agreement which will ‘lock you in’ to that agency for anything from 30 to 120 days.
Always trust your "gut instinct". If it doesn't feel right, don't hire the agent. Most people don't know they have chosen the wrong agent until after they have signed the agency agreement.
TIP 1: Ask your agent to sign a copy of "THE HOMESELLERS PROTECTION GUARANTEE"
TIP2: Whichever agent you choose, give them an EXCLUSIVE AGENCY. If you’re unsure about them, only sign up for 30 days – you can always extend it if they are doing a good job.
