CHOOSING THE RIGHT AGENT
Question: Now that we have decided to sell what happens next?
Answer : You will need to arrange for an agent or agents to come and give you an appraisal or market opinion (a price they think the property will sell for). After they have completed their tour of the property invite them to the table (usually the kitchen table because that’s where most business is done) where they will present to you and ask you to list the property for sale with them on an exclusive agency basis. There are some simple ‘self-ask’ questions to answer in your mind before appointing the agent.
1. Do you feel comfortable with the person sitting in front of you?
2. Do you feel that you can trust the person?
3. Does the person sitting with you show genuine interest in you and your property or are they only interested in themselves and want you to sign the agreement so they can get out of there as quickly as possible?
4. How did the agent arrive at the selling price? Have you been shown comparable properties and the prices that they sold for, or are they just giving you a high price to get you to sign with them? (Most people don’t know that they have given their property to the wrong agent until after they have signed the listing agreement).
5. How long has the agent been in business?
6. What sort of advertising do they use and more importantly do they understand marketing?
7. How do they record buyer enquiry?
8. Will all the sales team be involved in the sale of my property?
9. Ask the Agent “If you don’t sell my property for the price I want, do I still have to pay for the advertising?”
10. Do they offer a guarantee of service?
