COSTS INVOLVED IN RENTING
Rental Bond: Equivalent to four weeks rent for unfurnished properties
and six weeks for furnished properties
Rent Minimum: Two weeks rent to be paid in advance
Lease Preparation Fee: $15
Electricity Connection: $180 for a Country Energy Bond. There is usually no connection fee but check with Country Energy on 132356 if you are an existing subscriber.
Telephone: approx $60 (if existing connection in place). Check with Telstra 132200
Gas: Gas Hot Water, Gas Cooking or Gas Heating (Where connected)
Annual rental for a single 45kg gas cylinder approx $44 or
Annual rental for a 90kg gas cylinder or 2 cylinders approx $66
Cost per 45kg cylinder refill approx $115 including GST and delivery.
The 90kg cylinder has a top up system available so refer to your gas provider.

Note: Port Macquarie does not have piped or Natural Gas. All gas is bottled
Insurance: - It is essential that tenants have adequate cover for their contents and possessions. Contact your insurer for a quote.
As a price guide - Allow approx $250 per annum.
Water: - When a property has a separate water meter the tenant pays for the water used. Allow $50 to $80 per quarter depending on the property and your personal usage.
Allow more if the property has a pool or you are a keen gardener or you or your family take long showers.
Note: Port Macquarie has permanent Level 1 Water Restrictions.
Level 1 allows watering on odd and even days corresponding with house numbers prior to 10am and after 4pm on designated days. Gardens may not be watered on the 31st day of any month. Hosing of hard surfaces is not permitted anytime. Cars may be washed any time as long as it is on a grassed area and a controlled nozzle is used.
Important Information For Tenants
Application:- All Rental Agencies will insist you physically view the property before a written application can be filled out to apply to rent any property. You may be asked for previous rental references and rental records and you will be required to provide personal and financial references as well.
References:- A thorough check of your past rental history including a national database search for defaulting tenants will be made for all applications.
Pets:- Unless approved by the owner, our policy is strictly no pets.
Lawns & Gardens:- Tenants are responsible for mowing, edging and keeping gardens in good order. Tenants will also be required to keep gardens weed free.
Inspections:- Internal and external inspections will be carried out on a regular basis to ensure the property is being kept in good condition.
