This is a sure sign that listings are in short supply and we agents are hungry for your business.
One thing you may not have noticed is that AGENTS DO NOT OFFER VALUATIONS.
There is a BIG difference between a Valuation and a Market Appraisal.
Firstly, Valuations are conducted by Qualified Valuers and valuations will cost you money. Usually hundreds of dollars.
A valuation is a sworn document and the valuer may be required to substantiate his figures in a court of law in certain circumstances.
Finally, and this is a big point, the valuer has no vested interest in the figure he quotes you. He is not interested in listing your house for sale.
Contrast this with having several agents who all do a free market appraisal of your home and each gives you a different “quote”.
We have a saying in Real Estate;
“The biggest liar gets the job!”
Sellers are of course naturally attracted by the highest quote. We have missed out on listings when other agents have “quoted” $60,000 to $100,000 more than our salesperson.
So what’s the solution?
If you’re serious about selling, call in a valuer before you call in the agents! You can then select the agent on the basis of competency, honesty and service and not be influenced by price alone.
And a final piece of advice, if you are quoted an unbelievable price by the agent have that agent guarantee the price IN WRITING and if it’s not achieved you pay ZERO COMMISSION.
